1. Avilla Apartment JMB was formally registered on 28 February 2009. The official name of our JMB is BADAN PENGURUSAN BERSAMA PANGSAPURI AVILLA (BPBPA).

2. After the setting up of BPBPA, IOI Building Services should hand over the management of Avilla to a management company that we appoint.

3. Subsequently, after careful selection and vetting of over 10 management companies, BPBPA has decided to appoint KJ Property Management Sdn Bhd* to manage Avilla.

4. Beginning 1 June 2009, KJ Property Management has commenced the day-to-day management of Avilla. All payments for maintenance, sinking fund, quit rent, insurance, and etc should be paid at our management office in Block A from now on. Cheques should be made payable to BADAN PENGURUSAN BERSAMA PANGSAPURI AVILLA. Official receipts will and must be issued.

5. Management office opening hours and contact persons are as below:

6. For the coming months, BPBPA will monitor the performance of the new management company. We hope the management company can smooth out the operations in this period so we can proceed to improve on our facilities.

    Just to update you on the happenings with IOI with Avilla quit rent,
    IOI asked for JMB to approve RM 50,021 for the quit rent. We queried and in fact went personally to land office for clarifications.And we found out that the land office has revised our rates to RM 13,756.So you guys will be billed accordinglyand will be paying lesser.
    Lucky we queried them on the quit rent ,if not sure we koyak. The land office told me that RM50,021 was paid last year not this year. So I told them that we overpaid last year why not deduct from the overpaid amount.Isn't it logic? Why do we have to pay again the extra RM 13,756 since there is a fat balance there which can last us for abt 2 years. Land office rejected this ! They said the the actual amount is RM 50,021 but due to adjustments there was a credit note issued for the sum of Rm 36,265.00
    So we have to pay Rm 13,756.00. So this major issue is solved.

    There was a big commotion at Avilla.Some tenant is blocking the entrance as the security is not allowing him to enter.He lost it last week and was given a grace period of 1 week. Claims he is with the authorities. Haiyaaaaa.......tenants giving more problems than residents.

    Hi Mr Mohan,
    I am a resident from Block A. Regarding the above, well what u have asked them is very logic. If they had issued a credit note, means they have either return the money to us or just keep deducting till it becomes 0, then start charging us back with the revised amount. If we keep on paying them the balan RM13000 plus, means we are paying them more than required.
    I am commenting based on what I understood from what you have posted above. Tell me if I am wrong :)
